A search package provides all the pertinent information necessary to send the order to examination. Search packages commonly include property taxes, plat maps, GI runs, property chains and document images.
Using your underwriting rules and standards, an order will be examined and include full review of the document images. An examined order will be ready for commitment or prelim preparation.
This product service can be performed from an open order sheet or a previously examined order. The commitment or prelim is prepared in your production system according to your rules and underwriting standards.
Prior to the transaction closing date, this service includes searching the “gap” between the commitment/prelim and the plant date, then reporting any documents that may affect that particular order.
After the transaction is closed, we can prepare the final title policies in your production system. When complete, the policies will be ready for delivery to the owner and/or lender.
Our data entry is completed by highly skilled staff thoroughly trained to understand title documents. We have the equipment to key from any source media into any title system.
A title plant constructed with plat edits is more accurate and complete. By abstracting data from recorded plats, maps and surveys in your county, we can compile a set of plat edits. These include a subdivision list with valid units, lots, blocks and tract numbers, as well as valid section, township and range values within the county. This data can then ‘edit’ your ongoing data entry and reduce posting errors.
Legal descriptions not matching your plat edits or posting criteria require a certain amount of research to enter the proper data in your title plant. Our trained staff will complete these postings according to your rules and specifications and enter them into your title plant.
